Check in Time: 3:00 pm. Text us the morning of your arrival or give us a heads up and we will do our best to fit you in early!
We are not typically on property at check-in time. There will be a personalized envelope in a stand on the front porch with instructions.
Check-Out Time: 11:00 am but we're flexible if we can be! Please leave your key in the door!
Parking: We have enough space for five cars. If you have an extra car for your room or have a trailer, please contact us at firstname.lastname@example.org prior to your arrival.
Taxes: Total room taxes are 15%: County Occupancy Tax of 7% and State Sales Tax of 8%.
Breakfast: Your room comes complete with a pretty awesome breakfast! We serve from 8:30 to 10:30 each morning. If you have any dietary needs or restrictions please let us know in advance so that we may be prepared! There are refrigerators in each room in case you need something we aren't able to provide or just want to bring your own munchies! Important: There are certain dates during which we reduce our regular room rate as we do not serve breakfast - those dates we operate as an Inn instead of a B & B. Location: We are located 4 miles from the heart of Skaneateles Village about a 5 minute drive - directly across the street from Skaneateles Lake. There is not an Inn or B & B actually lakefront in Skaneateles. Our address: 2498 East Lake Road, Skaneateles, NY 13152
Pet Rooms: We allow pets in our two downstairs King rooms. There is easy outdoor access and the dogs avoid the steep stairs. There is a $50.00 allergy cleaning fee and though we seriously LOVE pets, we do need advance notice.
Families: We love having kids and we can fit a queen rollaway along with a twin in our Bond Suite. The two King rooms can accommodate a twin rollaway but please understand its a bit tight. There is a $35.00 fee for rollaways which also covers extra breakfast! We also have a pack & play for infants.
Mobility Issues: We are not officially ADA certified as the property is an 1835 farmhouse, but our two downstairs rooms are comfortable for those with mobility issues. We do not recommend rooms on the second floor.
Restaurant: At this time we are only serving breakfast for guests only. We will be happy to make dinner or lunch reservations for guests at one of our amazing local restaurants.

Whole House Rental? Heck ya! We love it when reunions, bridal parties or just great friends take over our whole place... Please contact us directly for special pricing.
Cancellations: We are always disappointed when a guest needs to cancel but we understand this is sometimes an unavoidable situation. Our cancellation policy is 10 days prior to your scheduled arrival. If the cancellation occurs within this window there will be a fee of one night's room rate. Cancellations made less than 72 hours prior to check-in will be charged for the full reservation. A $25 cancellation fee will be charged per room when a refund is due, this is to cover the processing fees we are charged by credit card companies.
There are a few special weekends during the year where your reservation must be cancelled 30 days prior to arrival, but we will communicate this in plenty of time!
Groups and events booking 3 or more rooms: A 50% deposit is required upon booking. There is a 7 day period after booking where your reservation can be cancelled for a refund, minus a cancellation fee. 7 days after booking payment in full is due, and is non-refundable. A $25 cancellation fee will be charged per room when a refund is due, this is to cover the processing fees we are charged by credit card companies.
Bookings made through 3rd-party sites: Reservations made through other websites (such as Expedia, Booking and their subsidiaries) are not refundable for any reason.
